Tile is known for being water-resistant — but that doesn’t mean water can’t sneak underneath. In fact, hidden water damage is one of the biggest threats to tile flooring and walls, especially in bathrooms, kitchens, and basements.
Whether you live in downtown Salt Lake or a mountain home in Holladay, here’s how to tell when water may be causing problems under your tile.
1. Loose or Hollow-Sounding Tiles
Step on your tile. If it sounds hollow or shifts slightly, that’s often a red flag. Water can weaken the thinset or mortar underneath, causing tiles to come loose or feel unstable underfoot.
2. Darkened Grout Lines
Grout is porous. When water finds its way under your tile, it can wick up into the grout lines, making them look darker — especially in patches or specific corners of the room. If your grout stays wet-looking long after a shower or cleaning, there’s likely a problem below the surface.
3. Efflorescence (White Chalky Residue)
Noticed a white, powdery substance on your tile or grout? That’s efflorescence — a mineral deposit left behind when water evaporates through your tile surface. It’s a subtle but early warning sign that moisture is lurking below.
4. Cracks Forming in the Tile or Grout
If moisture builds up under your tile, the surface can shift just enough to cause cracking. This is especially common near tub surrounds, under sinks, or behind toilets. Cracked grout can also let even more water in — creating a cycle that gets worse over time.
5. Musty Smells or Visible Mold Growth
Tile that’s been exposed to moisture for long periods may begin to emit a musty, damp odor — particularly in enclosed areas like laundry rooms or walk-in showers. If you smell mold or mildew but can’t see it, it might be trapped beneath the tile.
6. Soft or Warped Subfloors
In extreme cases, especially when tile is installed on wood subfloors, water can cause warping or soft spots. If you notice sagging, squeaking, or “give” beneath your tile floor — it’s time to investigate what’s going on underneath.
Don’t Wait Until It’s Too Late
Water damage under tile rarely fixes itself. The longer you wait, the more extensive (and expensive) the repairs become. At Salt Lake City Tile, we help homeowners identify hidden issues early — and replace or repair tile systems the right way.
We know what signs to look for, how to assess damage without ripping up your entire floor, and what materials are best suited for moisture-prone spaces in Utah.
